Fire Risk Assessments

IntegriFire provides comprehensive Fire Risk Assessments (FRAs) to ensure buildings remain compliant with the Regulatory Reform (Fire Safety) Order 2005 and other fire safety legislation.

A fire risk assessment is a legal requirement. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a building must ensure a suitable and sufficient fire risk assessment is in place and that it is reviewed regularly and kept up to date.

 

For higher-risk residential buildings, the stakes are higher. A fire risk assessment in the HRRB context is not just a compliance document it is a core component of the Building Safety Case. Its findings need to align with the fire strategy, the compartmentation survey, and the wider safety case narrative. An FRA that does not engage with these connections is not adequate for a building within the BSA regime.

 

IntegriFire conducts fire risk assessments across all four types, tailored to the specific needs of each building and its occupants. Every assessment is overseen personally by Paul Parker-Edwards.

The type of FRA required depends on the nature of the building, the level of risk, and what is already known about its construction and compartmentation.

 

Type 1 Common Parts (Non-Destructive): Covers communal areas without intrusive inspection. Suitable for buildings where compartmentation integrity is not in doubt and there is no specific reason to investigate concealed voids.

 

Type 2 Common Parts (Destructive): Includes intrusive investigation of concealed areas above ceilings, within voids, behind service risers. Required where there is reason to suspect compartmentation deficiencies that cannot be assessed visually.

 

Type 3 Common Parts and Individual Dwellings (Non-Destructive): Extends the assessment into individual flats to cover detection, escape routes, and flat entrance door condition. No destructive investigation.

 

Type 4 Common Parts and Individual Dwellings (Destructive): The most comprehensive type. Intrusive investigation in both communal areas and individual dwellings. Appropriate where there is significant uncertainty about construction quality or compartmentation.

Fire risk assessments in the higher-risk residential building context require a different level of engagement than a standard FRA. We understand how the FRA connects to the Safety Case, the fire strategy, and the BSR's assessment framework.

FRA reports include a prioritised action plan not just a list of observations. Significant, high, medium, and low priority findings are clearly distinguished so remediation can be planned effectively.
