Fire Door Checks

Fire doors are the most frequently failing component of passive fire protection in higher-risk residential buildings. Damaged seals, missing hinges, doors wedged open, incorrect ironmongery, gaps that exceed tolerance the issues are common, the consequences are serious, and the legal obligations are clear.

Under the Fire Safety (England) Regulations 2022, responsible persons for buildings over 11 metres are required to undertake quarterly checks of fire doors in communal areas and annual checks of flat entrance doors. For higher-risk residential buildings under the Building Safety Act 2022, fire door condition is also a component of the Building Safety Case and the occupied building safety schedule.

Legally required and frequently missed
